Flooring can make a dramatic difference in the appearance of your home. It also contributes to the resale value as well as enhances the character of a home. Nowadays there are a number of choices available in the market if you are considering doing the flooring for your house. Before buying a house, let’s find out about the four of the most popular flooring styles used in India. 1. Laminated flooring
Brick floorings have been used in India for centuries
in houses offices and as well as on streets and sidewalks. In fact
these floorings had become so famous that some architects created the
brick pattern on laminate flooring. “Some people wanted the look of
bricks minus the rough texture”, says Shivani Ajmera, an interior designer. These laminated floors are scratch resistant, durable and easy to clean. In India, most manufacturers provide an offer at least a 10 year warranty on the product.
These floors give your house the welcoming and warm feel. 2. Concrete flooring This kind of floor is mainly favored by the industries in India. “This is an adjustable product which provides 60 pct more power to the floor compared to other flooring solutions”, says Inder who is a dealer of concrete floorings in Noida. One can personalise these tiles with their own touch, avaliable in different colours you can apply different textures, patterns, insert saw cuts etc. Inder adds that, “These tiles are naturally colored so they blend very nicely with the other elements of the area”. Affordable and sophisticated is what they stand for! 3. Tiles flooring Tiles have taken over the use of stone and cemented floors in majority of houses in India. They can be found in a variety of patterns and designs. According to industry experts, “The tile industry is growing rapidly in India as a number of exporters, manufactures and wholesales are participating in the sale and purchase if the same and the demand is also growing”. Various tiles such as Rustic tiles, Ceramic floor tiles, and Vinly, Porcelain and Mosaic tiles can be used in a house. Most of this raw material is procured from earth while stone tiles are obtained from digging in mines. Tiles give your home a contemporary feel! 4. Marble flooring Most Indian households demand of marble flooring, both inside as well as outside the house. This is the most expensive product out of the lot. The best place to utilize marbles is in bathrooms, dining areas and pathways and balconies. Marble is available in slabs, blocks and tiles. Colours like green, black and white are available to choose from. “The cost of a marble depends on the colour and design; this is a durable product and can last for years. Though the surface is hard and cold and it can get permanently stained if you spill some chemicals or food on it”, says Govind Rathore, Proprietor GD Interiors. He cautions that, “Keeping marble in its original state takes a lot of care, patience and time”. Still, marble will always be an all time favourite of many.
Lets see the advantages as well as disadvantages of the kinds of floors:

Different Kinds of Floorings Used In India
Residential prices subdued across major cities in India
Have real estate prices across major
cities in Indian reached subdued levels? Experts believe that prices in
Delhi NCR, Mumbai and Chennai have either witnessed a slowdown or have
remain unchanged. The affordable category, primarily the sub Rs 20 lakh
budget range is performing much better across major cities in India in
comparison with the Rs 50 lakh budget range and above, claim industry
sources.
According to aurumestates.com, the searches on the site under the Rs 25 lakh budget category is the maximum, standing at 41 per cent during the July to December 2012 period. Second most popular category is Rs 25-50 lakh budget range, with 29 per cent users searching in this type. The Rs 50-75 lakh budget range came in third in the search statistics, as per the site.
Vivin Samuel Mathew, Regional Business Head - Western Region of VBHC says, “The primary reasons for the slowdown are strict monetary regulations due to high inflation, RBI not releasing funds easily making home loans difficult to get by and property prices reaching peak levels as the market has performed well in the last 2 years.”
Top Observations
• Affordable segment performing much better compared to Rs 50 lakh above budget range
• Weak consumer sentiments due to stricter financing, high inflation and impending elections
• Smaller ticket size buyers are more compared to larger ticket sizes
• Suburbs are proving to be the high investment zones compared to city areas
• Increase in raw material cost, labour and transportation costs is converting into higher price for residential projects
There has been a 20-40 per cent slowdown in transactions in the past 2 months in the Chennai and Mumbai market, Mathew added. From affordability point of view, the market is still better but the housing above Rs 50 lakh budget range is taking a hit.
Since the last two years have been good in terms of prices and transactions, this financial year is likely to bear the brunt of the high that the market has enjoyed in the form of a slowdown.

Benefits of Modular Kitchens
Modular kitchens are more of a norm than an exception. Having changed the age
old concepts of kitchens, these kitchens are beyond style. They bring
convenience, order and a unique flavour to an urban household.
Modular kitchen can be defined as a kitchen arrangement where the complete kitchen is designed and set up as separate components. It can be modified according to an individual’s needs. The cost of the entire set-up depends upon factors such as the brand and the accessories used in the installation.
Modular kitchen can be defined as a kitchen arrangement where the complete kitchen is designed and set up as separate components. It can be modified according to an individual’s needs. The cost of the entire set-up depends upon factors such as the brand and the accessories used in the installation.
Earlier the concept of Modular kitchens was not that popular because
not many qualified professionals were available to install the kitchens.
“Mostly local masons were given the task of installing these kitchens,
which was not up to the mark”, says Moti Lalwani who provides
accessories for Modular kitchens.
Soon brands like Hacker, Magppie, Kohler, Venta cucine etc joined hands with Indian companies to give professional training to people about installation of Modular kitchens. Even the IIT’s and NID’s of India introduced courses that would cater to this particular subject. With this, the concept of Modular kitchens gradually gained popularity.
A very fashionable concept, it definitely has its advantages but on the flipside lie a few disadvantages as well.
Advantages
- It is easy to clean and even you can repair any part of modular kitchen.
- The kitchen provides clutter-free space to easily work in the area.
- It can easily be removed and shifted from one house to another.
- Doing the repairing work in a modular kitchen is extremely easy. So, you will not have to make too much of efforts.
Disadvantages
- These kitchens are expensive and repairing and replacements can also burn a hole in your pocket.
- One has to go for an entire makeover of the kitchen if bored of the monotonous look of the kitchen.
Appliances that can be installed in a Modular Kitchen:
- Dish Washer: These can vary in sizes depending upon the place where they need to be fixed and one has to keep the capacity of the dishwasher also in mind before fitting it. They help keep the kitchen clean and mess free.
- Chimneys: Very important in kitchens, chimneys are used to drive out the smoke from the kitchen. A lot of auto clean chimneys are available in markets.
- Pull out drawers (Modules/Units): These units are used to store food items, utensils etc. these are easy to reach while working in the kitchen.
- Cooking Range: It is one compact unit, which has multiple burners which make working easy.
- Shutters: Shutters are in trend these days to easily place kitchen crockery in them. They are durable, reliable and are easy to install and maintain
Price Range
Prices can range anywhere between INR 10-25 lakh depending on the style and look of the kitchen. Local brands are always cheaper but then one should not compromise on the material used.
Brands to look at for Modular Kitchens
- Magppie Kitchens
- Sleek
- Veneta Cucine
- Evok
- Jindal Arc
- Häcker and Cucine Lube
- Tiara and Aura
- Johnson Kitchens

What Location is the ideal kitchen space in your house as per Vastu?
Guru Vinod Ji, Vastu expert and consultant believes that the kitchen within any structure or apartment, if made in
compliance with Vastu, can lead to a congenial, healthy and peaceful
living for its dwellers.
Suitable directions for the kitchen:
• The south-east direction is considered the most ideal place for the location of a kitchen within any given premises or apartment. Southern or eastern areas, as a second choice, can also be opted
• The cook should face the east or south direction while cooking
• The gas stove should be placed in the southeast portion of the area
• Southeast, also called the Agneya Disha, is the residing place for the Hindu deity Agnidev and hence is best suited to be the place for fire within the kitchen
• Window openings within the kitchen should always face the east
Elements for the kitchen which should not go unaddressed:
Position for the door: The best position for the placement of the kitchen door is the north. However, it should be noted that while cooking, the door should not face the back of the cook.
Placement of raw food: Heavy grains and dry raw materials should be stored in the southern and western direction, so the closets for storing these should be made on the respective walls.
Lighting and ventilation: Lighting is a pre-requisite for every well-managed and planned kitchen premises. Both natural and artificial lighting should be stressed on and ventilation should be from the eastern sides only.
Color: Kitchen being a warm place should have soft and warm color shades like yellow, orange and hues of brown. Blue color should be avoided under all circumstances as it represents water which is an anti-fire element. Green, however, can be used to rectify Vaastu faults, if required.

How to sane property transactions
1.Market Research:
A common mistake people make is that of isolating their deal from the
market environment. The property prices, value appreciation and the
impact any investor's bargaining capacity will have on the final prices
is dependent on the market environment. A thorough study of these market
trends will help you get a realistic idea about the final asking-price
of the property as well as enable you to forecast its rate of
appreciation better.
2. Credibility of the Builder: Before purchasing a property one should investigate the credibility of the builder. This is a combination of a few factors: the builder's past projects, their performance in the primary and secondary markets, their vacancy rates, quality of construction, rate of appreciation in value, current demand in the market and number of future projects that are bring undertaken. All this will help ascertain the reputation of the builder.
3. Personal Budget Limitation: Have you calculated the percentage you want to invest in real estate? For any investment, one should be very particular about the money to be infused in this sector as this is most likely to be a one time purchase made in an entire life time. Ensure that the rate of the EMI does not at any cost exceed 30% of your net monthly income.
4. Qualification for loan: Do make sure you get prequalified for the loan so that you only look for investment properties that fall within your budget.
5. Examination of property in terms of quality: In case of residential property, one should self-examine the building regarding the construction technicalities which also include examination of plumbing, electrical, power and security system provided by the builder.
6. Growth prospects in terms of its resale value: Location is the most important factor that contributes to the future value appreciation of any property. Look at its 'communication quotient' which is basically its connectivity, the quality of insfrastructure that surrounds this property, markets and other amenities such as bank-ATMs, schools, medical centres and so on. All these factors directly impact potential in terms of resale value.
7. Transparency in terms of price: Thoroughly recheck the cost to be incurred for purchase of the property and club all variable cost for the final payment to be made mentioned in the sale deeds so that there is no room for any hidden cost involved later. This will also help you negotiate a better deal with the owner/seller.
8. Payment plan: Before investing in any of the properties one should scrutinize the payment plan options available with the developer so that payments can be done according to one’s feasibility. Do not forget to calculate the cost of money which is essentially the return that you would get on your money if you were to simply put this in a bank or any other simple saving instrument such as FDs.
9. Middlemen’s review: Be wary of the nature of influence that the middle-person or broker is weilding on the transaction. While they play a crucial role in guiding through technical aspects, the paper work etc. you must be sure that there is no hidden fine print.
10. Perusal of property: Check the specifications in terms of promised amenities in and around the project, it should be properly mentioned in the agreement as well
11. Vastu: Looking at the current trends in the real estate market one can also look at Vastu options available at the property. In case you have to incur additional expenditure on Vastu corrections, this should be factored in your final cost.
12. Design and architecture: Many end users look out for recent trends and international patterns when it comes to design and architecture. So, before purchase of property one should also look into such options available with the developer.
13. Transparency: During purchase of a flat/property, there should be no ambiguity related to covered area, super built-up area and total built up area. The covered area is the space available for flooring a carpet, super built-up area is the carpet area including the wall, balcony space and other areas whereas the total built up area is the super built area plus the corridor space, garage and alley. The covered area is generally 30 per cent less than the super built area.
14. Private equity ratio: Always ensure that the P/E ratio i.e. (Return on investment over rent received), of one’s investment is below 16 to be on the favourable side.
15. Legal Papers: The significance of the legal documents like title deed, conveyance deed etc is of prime priority, which should be taken care of even before one decides to invest in the property.
