Are Condos a Good Purchase?????

Condominiums are traditionally the most volatile of real estate investments. Ask anyone who bought condos in the 1970s or 1980s (or in 2005-2007) and they’ll show you the financial scars on their backs.

Condos have made a strong comeback in recent years because of the popularity of purchasing second homes, particularly in resort areas. Whether this trend will continue is uncertain, but keep in mind that condos are generally a tougher sell in most areas than single-family homes. And because condominiums involve a homeowner’s association, you’ll have to deal with management issues, rules, and costs that may be out of your control.

When buying condos consider your prospective tenant or buyer when you resell. Is this priced so high that your pool of buyers is limited? It may be in the median price or below, but how many people live in one-bedroom condos? Is the development so old that the HOA (homeowner’s association) dues are high and will continue to rise as the development ages and needs repairs?



For the most part, condos tend to fit into two categories – rentable and livable. Cheap condos that rent well often don’t appreciate much in value. You can get away with buying a $50,000 condo and renting it for $500/month forever. In 20 years, it may barely have appreciated above inflation. A different condo near downtown or the beach may rent for negative cash flow and appreciate 10 – 15% per year. On short, the normal formulas that apply to single-family homes aren’t as consistent with condos, which is why investors need to approach condos with extreme caution.

Look for Limitations when Buying Condos

Be aware that some homeowners association rules restrict the rental of units, so make sure you check the limitations before you purchase a condo that you plan to rent. Have real estate prices across major cities in Indian reached subdued levels? Experts believe that prices in Delhi NCR, Mumbai and Chennai have either witnessed a slowdown or have remain unchanged. According to aurumestates.com, the searches on the site under the Rs 25 lakh budget category is the maximum, standing at 41 per cent during the July to December 2012 period. Second most popular category is Rs 25-50 lakh budget range, with 29 per cent users searching in this type. The Rs 50-75 lakh budget range came in third in the search statistics, as per the site.

Vivin Samuel Mathew, Regional Business Head - Western Region of VBHC says, “The primary reasons for the slowdown are strict monetary regulations due to high inflation, RBI not releasing funds easily making home loans difficult to get by and property prices reaching peak levels as the market has performed well in the last 2 years.”

• Weak consumer sentiments due to stricter financing, high inflation and impending elections

There has been a 20-40 per cent slowdown in transactions in the past 2 months in the Chennai and Mumbai market, Mathew added. From affordability point of view, the market is still better but the housing above Rs 50 lakh budget range is taking a hit.

Since the last two years have been good in terms of prices and transactions, this financial year is likely to bear the brunt of the high that the market has enjoyed in the form of a slowdown.

Transparency in terms of price: Thoroughly recheck the cost to be incurred for purchase of the property and club all variable cost for the final payment to be made mentioned in the sale deeds so that there is no room for any hidden cost involved later. This will also help you negotiate a better deal with the owner/seller.
8. Payment plan: Before investing in any of the properties one should scrutinize the payment plan options available with the developer so that payments can be done according to one’s feasibility. Do not forget to calculate the cost of money which is essentially the return that you would get on your money if you were to simply put this in a bank or any other simple saving instrument such as FDs.
9. Middlemen’s review: Be wary of the nature of influence that the middle-person or broker is weilding on the transaction. While they play a crucial role in guiding through technical aspects, the paper work etc. you must be sure that there is no hidden fine print.

13. Transparency: During purchase of a flat/property, there should be no ambiguity related to covered area, super built-up area and total built up area. The covered area is the space available for flooring a carpet, super built-up area is the carpet area including the wall, balcony space and other areas whereas the total built up area is the super built area plus the corridor space, garage and alley. The covered area is generally 30 per cent less than the super built area.
14. Private equity ratio: Always ensure that the P/E ratio i.e. (Return on investment over rent received), of one’s investment is below 16 to be on the favourable side.
15. Legal Papers: The significance of the legal documents like title deed, conveyance deed etc is of prime priority, which should be taken care of even before one decides to invest in the property.
